Installation of a personalized sign on listed property. Our website address and our phone number is on the sign so we can screen all leads.

Along with the sign, a brochure box (if appropriate) containing an informational flyer with photographs, as well as our phone number and website address for viewing additional photos.

We will advertise your property, choosing among the most effective print media. This includes the Seattle Times, The Weekly, The Stranger, and other local and national journals.

We will prepare a virtual tour, complete with appropriate verbiage and music for your home.

Open houses will be scheduled as often as deemed necessary. These will typically be advertised and open from 1 – 4 PM on Sunday, sometimes Saturday too.

All ads are proofed, including new copy each time the property is advertised.

We will add Special Feature cards, highlighting your homes special features in appropriate places around your home.

We will target market your neighborhood advising them that your property is available for sale and mail to neighbors and other interested parties. This target marketing includes 500 postcards with color photos of your property, as well as a details of your home.

We will have digital photographs, 360 tours and CDs immediately available for Buyers who inquire about your property.

We monitor all calls made by Buyers on your listing to promote the benefits and assets of your property.

We will provide a Buyers Homebook with neighborhood title and disclosure information to be left at the property.

We inform Coldwell Banker Bain sales associates of your home highlighting its special features, and arrange for a company tour of your property. (We usually tour on Mondays.) These Coldwell Banker Bain Associate Agents are also connected to our relocation department, which offers connections to out-of-town buyers.

 

We install a lockbox to facilitate previews and showings.

We will enter your property in the NWMLS listing system where it will appear with digital photographs, a description of your property and showing instructions.

We will take digital photos and 360 virtual tours that allow other Agents to e-mail interior and exterior photographs to their Clients.

We will place a professionally produced flyer or brochure in your home to assist Agents when showing, providing property descriptions and any special requirements.

We will add your property to the NWMLS Intranet and Internet sites; www.nwmls.com and www.nwrealestate.com . Real Estate companies download this information allowing further Internet exposure so it will appear on local real estate websites.

We place a supply of disclosure forms with instructions on selling the property. We follow up with all Agents coming through your property and thank them for their participation and request comments.

 The Realtor Commitment

Through it all, the personal and professional commitment of the Realtor is to ensure that a seller and buyer are brought together in an agreement that provides each with a “win” that is fair and equitable. The motivation is easy to understand. For most full-service brokerages, they receive no compensation unless and until the sale closes.

By contrast, there are firms that offer “limited services” in exchange for an up-front flat fee, or perhaps offer a menu of pay-as-you-go or “a la´ carte” options. Some even offer a sliding scale ranging from limited to full service. In these cases, the compensation of the Realtor is based on these reduced service levels with the seller bearing full responsibility for all the other steps and procedures in the selling process. In short, the marketplace truism is that “you get what you pay for.”

Why Use A REALTOR®?

Not every real estate agent or broker is a REALTOR®. That term and the familiar Block “R” logo are trademarked by the National Association of REALTOR® and can only be used by those are REALTOR® members through their local association of REALTORS®.

 

While all REALTORS® are state-issued licensees as agents or brokers, the major difference between a “real estate licensee” and a REALTOR® is that REALTORS® have taken an oath to subscribe to a stringent, enforceable Code of Ethics with Standards of Practice that promote the fair, ethical and honest treatment of all parties in a transaction. Non-member licensees have taken no such oath and are not morally bound to the ethical practices and principles set for in the REALTOR® Code.
